General notice to residence of Portland Place

Security and access control over the festive season

As we approach the Festive Season, we are required to carry out certain additional security measures in order to minimise any possible threats to the Estate and the well-being of its Residents and their homes.

Should you be leaving your home in the care of house sitter or the like, and you would like them to be connected to the intercom please send us their names and contact details. Upon your return, please send an email request to reinstate YOUR intercom details, listing the names and corresponding contact numbers in primary and secondary format. Should you opt not to include their details on the Intercom System, kindly provide their full details, together with description of their vehicle, so that Security may be aware of the unfamiliar individual, and their authority to access the Estate and your home on your behalf, so as to avoid any inconvenience for such individual. Further, it is crucial that anyone staying on your property within the Estate has the Control Room’s number programmed into their phone so that Security may be contacted immediately should any event arise. Additionally, kindly ensure that Security have your correct contact details so that you may be contacted in the event of an emergency.

Should you be going overseas or you will be out of contact, we strongly suggest sending the information of your appointed emergency contact to be added to the intercom system.  Kindly send these intercom details to Tobie@abyrne.co.za.  Additionally, we suggest contacting your armed response company to update their records with the relevant contact numbers if need be.

We request that if while you are away, your domestics are not permitted access to the property, you kindly contact the Thorn Valley Estate Security Manager on Thornvalley@24-7security.co.za and advise that the domestic ID card is to be temporarily removed for the period that you are away. Please ensure that the relevant details per each domestic worker are provided in this correspondence. Such detail includes the following:

·         Stand Number

·         Owner’s Name

·         Staff name

·         Dates for the card to be suspended

Should you prefer that Security does not know the exact duration of your absence, simply advise that the card is to be suspended until further notice. Upon your return, when you require that the domestic worker regain access to the Estate, kindly inform Security and the Estate Manager via e-mail. Pease note should you not advise of the card to be placed back into circulation, or fail to notify of any changes in intercom details, we cannot be held responsible for associated inconveniences.

We request that you please make suitable arrangements for your pets while you are on leave. Regrettably, animals left unattended cause much disturbance and distress to the residents whom choose to remain in the Estate during the Holiday Season. We advise that the local authority and the SPCA will be contacted should the situation call for it, and the HOA will not be held responsible to any results arising from such circumstances.

Each year there are also a number of houses whose alarms go off for days and weeks at a time, as you can imagine this is extremely unpleasant for your neighbours. To try and reduce the inconvenience we request you make arrangements for someone to be able to reset or attend to this alarm should it be a family member or a friend. Further, kindly ensure that the entire house is secured prior to your departure, and that all windows and doors are closed, so as to prevent accidental alarm activations by the likes of curtains blowing in the wind.

In terms for general safety in the estate please read through the following:

We wish remind the residents to report all suspicious behaviour/ sounds to security as and when they happen so they may be investigated.

Please remember to lock all doors and windows when leaving your house, and to set all alarms even while on the property.

Planned Power Interuption

The above refers,

We wish to inform all Home Owners within Portland Place that we were informed today of a planned power interruption that will take place this month. The interruption will take place from 22h00 Saturday, 10th November – 06h00 Sunday, 11th November 2012.

City power has advised that  the interruption will be a result of essential maintenance being done on our networks in order to strive for better service.

Should we receive any further information, we shall inform you.

Thorn Valley Estate Halloween 2012

Invitation to this year’s Halloween Best Dressed and Best Decorated competition, combining an organised ‘Trick-or-Treat’ within the Estate. Attached for your convenience is a map of the Estate with Street Addresses, so that you may easily find your way to the meeting point. We look forward to a great turnout and high level of participation, and wish to thank Cathy Dreyer for volunteering to arrange the event. Should you wish your house to be visited by Trick-Or-Treaters, pleas ensure that your house has some form of decoration on it. Any house without any decoration shall be left in peace and will not be visited. We trust that all Residents will have an enjoyable Halloween, and take advantage of the opportunity on their doorstep. DSTV & Surge protection upgrades

The above refers.

We have received a notification from DSTV as attached below with regard to a DSTV satellite upgrade.

We confirm that our DSTV service provider HD Satellite Installations – previously SATS-R-Us, have advised that all the DSTV signals are currently received at Portland and that in consequence, no changes will be required.

We further advise that due to the frequent disruptions in DSTV signals and damage to equipment because of lightning strikes at Portland,  that the Body Corporate are installing at great expense, earthing and lightening protection to the satellite dishes and LNB’s, which are between the satellite dishes and each unit.  In addition, the Body Corporate has also contracted to earth the entire complex against electrical surge and lightning strikes, which was never undertaken as part of the original development

In terms of the DSTV works that are occurring, the Body Corporate were advised that each unit should also have dedicated surge protection to their decoders.  In this regard, Portland Place has negotiated with the service provider to install these at each Unit.  The cost of the surge protection equipment for each individual decoder should not be more than R100 per unit and this amount will be billed to your levy account in due course.   The balance of the expense of nearly R200k shall be undertaken at direct cost to the Body Corporate where no Special Levy shall be imposed as the funds shall be remitted from the reserve account of the Body Corporate.

Once these new works and upgrade are complete, your DSTV decoder should be protected.  If not, we have been advised that that Multichoice will swap your decoder where we have been advised, there will be no charge for this service.

Dear Valued Customer,

Hello again. I want to share with you the latest developments on DStv.

New channel numbers

We recently launched a new satellite which will give us the ability to offer you more channels and services in the future. In order to make space for the new channels and to group relevant channels together, we will be changing some channel numbers.

Whilst it may take some getting used to, we trust that the new channel numbering will make for an overall better navigation and viewing experience on DStv. Please be assured that we have taken every care to ensure there is as little disruption and change to your viewing routine as possible.

The changes will happen automatically in the early morning hours of Monday, 1 October. We advise you to please access the information about your specific decoder on DStv.com or press OK on your DStv remote to see if any action is required.

Please note if you live in a complex or flat where you don’t have your own dish, you would need to request your body corporate to upgrade your system before 1 October 2012. You can SMS your email address to us at 32444.

Standard Definition (SD) and High Definition (HD) on one channel

Whilst we are moving some channels around, we are also going to put HD and SD channels on the same channel number. For example, M-Net and M-Net HD will be on channel 101 from 1 October 2012. This means that if you are a Premium customer with an HD PVR decoder, you will now receive M-Net HD on channel 101 from 1 October whilst a subscriber with an SD decoder will continue to get M-Net in SD on channel 101.

The only HD channels which will not sit on the same number as the SD channels, are SuperSport HD channels and Discovery HD Showcase. Discovery HD Showcase is an HD channel only and has no SD version. The SuperSport HD channels are not currently scheduled with the exact same content as the SD channels, which is why they cannot share the same channel number.

Themed movie channels (Premium customers only)

M-Net will replace its MM1 and MM2 movie offering and expand it to 6 movie channels, 1 premiere and 5 themed channels: M Premiere, M Action +, M Family, M Comedy, M Drama and Romance, and M Showcase. These channels will all be available in HD.

Movies released by Hollywood studios will first be screened on M Premiere or on M-Net on a Sunday night at 8pm. Thereafter, the movie will be screened again on the relevant themed channel. However, some niche movies will be screened directly to the relevant themed channel.

The change to themed movie channels makes it easier for you to find a movie that appeals to your mood or taste – simply go to the relevant themed channel.

More High Definition (Premium customers only)

In addition to the themed movie channels, Studio Universal and Universal Channel will also be available in HD from 1 October. The HD version of these channels will share the channel numbers of the SD version.

This means that you will get 7 additional HD channels on 1 October, bringing to 14 the total number of HD channels on DStv.

Other new channels

Over and above the HD channels, we will also be adding 2 SD channels: Africa Magic Entertainment and Africa Magic Movies 1.

Recycling Collection

Recycling was delayed to Wednesday last week as there was a problem with off-loading the material at the site.

There was also a delay in the delivery of new bags so extra bags were not dropped off when your recycling was collected.

The new bags have now been received and are smokey grey in colour and are slightly  stronger.   Please collect your bag from the Portland guard house.

We advise that there has been a disappointing response from Portland residents in regards to the recycling initiative and we urge you to recycle.   On average, Pinnacle Solutions are depositing 1 300 Kgs of recyclable products a month from Thornvalley and Pebble Creek Estates.

With landfill sites quickly filling up, please participate and help save our environment and the planet!

Thank you to those already recycling and we look forward to having increased collections in the weeks ahead.
